How about mutation? My theory is that mutation didn't happen just out of randomness. Mutation occured due to certain cell/gene obtaining outside aide (e.g bacteria affecting the cell) at certain time/place.

Another theory, Efficacy of drugs or potential of infection per human genome sequence (how certain sequence are more immune to it than others).
