'It is the law' that all the residential properties must be safe to live. If there are mice, molds, leaking, etc they must fix it for you.

In case you want to move out because of expensive rent, Most lease agreements require that you give  a 60 days notice prior your move out. If you choose to terminate your contract, talk to your manager if he/she has something good for you. Better u give a written notice of your move out asap. After 60 days, pay the reletting fee, usually a month's rent and you are done from there. Next time, inspect the property well before signing the lease and try to sign a least term lease like 6 months if possible.

Good luck !!!
