You can talk to mortgage broker, doesnt have to be in PA. This guy is pretty helpful. Not a referall or anything.

if it's new home purchase then go with local lender whom you can communicate even if rate is bit higher but if it's refinance then go with online lenders like loan depots, sebonic financials, quickenloans etc. Nepali lender/desi lender/kuire lender doesn't matter.
