I personally like pashupatinagar and dharan. But like Riddle has pointed, there is no scope there. Just to retire would be nice. I wonder if they have colony houses in these places and the prices for them.

Why don't the property developers think about these areas?. Why only kathmandu?. In a year or two, i will be going back. I am looking at pokhara, dharan, pashupatinagar. 2 crores in FD with monthly interest would be good. And i would invest 1 crore in property. Thats all i would have around 3 crores after slogging in usa for years!. No money for 35 lakhs per ana!. haha but i would not live in kathmandu even if it was less.

I hope 1 crore would be enough for pokhara and dharan. I know pashupatinagar area would be cheap.

Manamaiju area ma kati cha ana ko rate? My parents are planning to sell 4 ana 2 story house- 4rooms 1 bath each floor for around 50 lakhs. They are planning to give add in newspaper. Need to renovate the house if you want to live as it was bought as an investment few years ago. It has two pasal in the front. it is in the main road. Micro bus runs all the time. Is 50 lakhs low or high for that area?

Of course some day all real estate price will go up, but from investment point of view, we all want quick turnover as much as possible. Of course if you are not active investor and just want to dump money and wait and it worth .

But this is not right just because price are low and there is no transaction going on. You must see silverling. And no it is not right time to buy, the best time will be when you will see some transaction and increment in value start to pick up.

At this time, Nepal market is direction less, if you put money right now, you will not know how long it's gonna be stagnant. You won't be get liquid cash even if you want. Fellow basic principle of investment " cash at right time and oppertunity gives most return" , hold the cash and wait , if you get golden deal hit it.

But as I said before 35/ per ana in lagankhel in not deal.

@DcGirl where is this manamaiju by the way.

I know a one story house in New Baneshwor Height (heart of kathmandu) on 8 ana plot of land for sale. The owner's asking price is  2.75 crores. If interested, please let me know.

 Yakku, who's talking about buying for investment purposes? The originator of the thread clearly specified that he was looking into buying a house in Kathmandu for residential purposes.

If you google map manamaiju, kathmandu nepal you will get the location.
Dream on getting cheap land in main location in Pokhara, Dharan, Itahari. The main road buildings are in cores. Even in villages it is in lakhs before it was in thousands.

Again, who's 'dreaming' about owning a house in downtown area? We're talking about residential areas, no? Who would wanna live in Tripureswor, Baneswor or Lagankhel ko chowk ko ghar?

I think sajha.com would be best real state website for nepal. 
San dai how about a real state page in sajha ? I think it would be a good investment.

Sorry for being nosy in your private matter. But after reading that u earned around 3 crores after slogging in US for years, I got curious to know how many years you actually slogged to earn that sum of money. Boy if I had earned that amount of money......hmm I don't know what to say ahead..lol...

If you buy house or apartment in colony you have to pay monthly fee like Rs 10,000 + for sewer,boreing water etc like a condominium fees  . Electricity no.

we have a house in putalisadak... more towards dillibazar.. right in the intersection of putalisadak and dillibazar... the house is made in 3.5 ana land... the price is 4.5crores... if you are serious about buying the house mail me at manish973@gmail.com....

Look how many people trying to property in sajha itself which is more then karod ...guys it is buyer market...do not invest 3/4 karod in 3/4 ana at this time...

3% of 1,00,00,000=3,00,000 (Minimum interest from bank)

25,000*12=3,00,000 (A good flat in Kathmandu)

Looks like I will be better off renting.

3%?. Do not some banks give 10% for FD that one can take out every month?. I plan to put at least a crore this way and live off the interest.

If you see the real estate websites like hamrobazar (sajha does not let me put links for this website, says its a foul word..lolz). you will see crore ones are mostly unsold for yonks and they keep reposting. If people were actually buying, it just takes a month to sell. 

I saw one property in hamrobazar which is in Thankot....1 ropani with house...it is a big house. It has not sold for 1.2 crore for many months now.
